Dear Association Member:

Professional Community Management (PCM) wishes to welcome you to your new Shadowridge home. We hope the following information will help you understand the working relationship between your Association and PCM.

Annually, the members of your Association elect a Board of Directors to administer and govern the business of your Association in accordance with your Association. s Covenants, Conditions and Restrictions (CC&R. S) and By-Laws. The Board of Directors has contracted PCM to provide management, financial and customer services for your Association. A PCM representative (Community Manager) will work directly with your Board assisting in the daily functions of the Association' s business. It is important to note that PCM works on behalf of the Association at the direction of the Board. All decisions that affect your Association are made solely by a majority vote of the Board of Directors.

The monthly assessment statement will be mailed to you about the 27th of each month. A large percent of the assessment is for the common area. Please forward your check for the correct amount shown in the envelope provided. Questions regarding your assessment billing may be directed to our corporate offices, (800) 369-7260. PCM encourages you to be an active member in your community. Please consider serving on a committee, offering your name as a candidate at the next election, or simply attending the regular meetings of the Board.

If any time you rent or lease your unit, please provide the tenant with all appropriate Association information.

If you need assistance or have any questions, please call PCM at 760-918-8040 between 9:00 AM and 5:00 PM weekdays. If other customer service is needed nights or weekends, please call that number and our answering service will receive your emergency calls and relay them to our personnel.
